In July 2021, Blackfin acquired 403 West, a 384-unit, garden-style community located in Raleigh, NC. 403 West was built in phases between 2001 and 2006 and was originally designed as student housing. 403 West is strategically located between I-40 (177,000 VPD) and I-440 (146,000 VPD) and is along the proposed bus rapid transit (BRT) route of Wake County's proposed Western Corridor Expansion Project. Residents enjoy a 5-minute commute to NC State University (36,000+ students, 8,200+ faculty & staff), 7-minute drive to Carolina Yards, home of the future Epic Games HQ, a 15-minute drive to Research Triangle Park (55,000+ employees), and a 15-minute drive to Downtown Raleigh (48,000+ employees). Blackfin intends to convert the Property into a conventional-rental community by converting the existing oversized floor plans into a unit mix that is more desirable for the submarket's market rate renters.
