In March of 2021, Blackfin acquired The Oaks of Dunlop Farms, which is a 1990 vintage, 144-unit garden-style apartment community in the Colonial Heights submarket of the greater Richmond, VA MSA. The Oaks of Dunlop Farms is an affordable (LIHTC) property that is in its extended-use compliance period. The community’s attentive upkeep is reflected in its tenant base, which includes long-standing residents and operates at nearly full capacity. Colonial Heights benefits from access to the area's largest employers including an Amazon fulfillment center, John Randolph Medical Center, Virginia State University, and Fort Lee. The stability of the employment base and lack of new supply in the region will support positive apartment market fundamentals moving forward.
