Capital Projects Associate
Blackfin Real Estate Investors is seeking a Capital Projects Associate to oversee the execution of its multifamily capital improvement business plan to include unit renovations, deferred maintenance and capital and amenity improvements. The position reports to the Director of Asset Management.
Responsibilities:

Manage all project administration efforts to include budgets, status reporting, renovation trackers, and consultant documents.

Prepare monthly investor reporting packages to include project status, schedule, budget, and return on cost analysis.

Work closely with on-site project managers to ensure capital projects are on budget and schedule.

Identify, select, and lead design teams ensuring design aligns with owner and property goals.

Review and approve all contractor/consultant contracts and change orders to ensure within scope and budget.

Monitor construction progress via site inspections, capital project progress meetings, and review of project manager’s weekly reports.

Track and report on budget and schedule variances to include reforecast of annual budgets.

Manage annual capital budgeting process.

Coordinate with Asset Managers and Ownership on budget recommendations and reallocations.

Maintain, improve and develop workflow processes to improve and create efficiency.

Attend design meetings and coordinate resolution of design items with architect, GC, and other design team members.

Manage and approve the coordination of furniture and fixture design, procurement, and delivery to ensure on time delivery in coordination with construction schedule.

Coordinate community rebranding and signage with the asset management and operations teams.

Participate in underwriting capital budget and schedule for new acquisitions.

Oversee team members and provide training and mentorship.
Qualifications:

3-5 years of real estate, construction management or related field experience preferred

4-year bachelor’s degree preferred

Leadership and Project Management skills

Ability to hire, train and manage team members

Willingness to travel

Proficiency with Excel and project management software such as RedTeam

Proven ability to excel in a fast-paced environment and commitment to meeting deadlines.

Conscientious, self-directed and entrepreneurial with outstanding attention to detail.

Excellent verbal and written communication skills.

Problem-solver, self-motivated, independent with ability to multi-task.
