In March 2017, Blackfin acquired Calvert at Quarterfield Station, a 203-unit, garden style apartment community in Glen Burnie, MD, a rapidly growing and supply constrained submarket of the Baltimore MSA. Sourced on an off-market basis, this 1970’s, family-owned and operated asset provided Blackfin with an opportunity to significantly improve the asset performance by implementing institutional quality property management, rebranding, curing deferred maintenance, and upgrading the physical asset. Blackfin’s team plans to strategically implement an extensive $6MM capital expenditure program to immediately cure heavy deferred maintenance issues, upgrade unit interiors and common areas, and add a new leasing office and full-service amenity deck. Blackfin plans to use its hands on asset management expertise to maximize operational efficiencies. Upon successful completion of its investment strategy, Blackfin believes the asset will distinguish itself within the community as a safe and vibrant home for our residents.
